The Challenge
This property had a very unique positioning in the market and needed our help attracting the right tenants. The position of this building fell between traditional long-term commercial real estate and a more incubator-model for developing businesses. With a unique business proposition, we were asked to market the property and expand the brand to bring out the best qualities of the institution.

My Role
I worked directly with the client to define the goals of the property, the target market, and what needed to be done in order to fill the vacant suites. Through brand expansion across channels and connecting with the goals of current and future tenants on the most basic level, we were able to attract valuable tenants and complete goals of both tenants and ownership alike.

Conclusion
Although the project had some unexpected challenges, including a global pandemic, we were able to connect with tenants in ways we could have never expected. We created an environment that felt safe and prioritized by tenants, filling vacancies as well as maintaining tenant retention and creating an environment and community the owner had always dreamed of.




Broker Event Brand Expansion
TechRise became known throughout the commercial real estate community as the "young," "new kid on the block" focused on growing with the tenants and investing in their futures. Ownership wanted to create a broker event that leaned into this concept, creating a fun environment they were creating throughout their property through nostalgia and the current trends to drive their brand expansion.




Project Mapping Signage
Ownership wanted to create a wayfinding system that was both unique and interactive. Much of the property was concrete and white walls that could be easily manipulated through movement and design to do just that. We created a projection mapping system that navigated and welcome tenants and their guests to the property.


COVID Response
In an unexpected turn of events, communication and safety became a main priority. Planning and implementing the temporary signage system throughout the campus quickly and efficiently in preparation for re-opening, as well as communicating with tenants to make them feel as comfortable as possible with the situation became a rapidly developing task. We had to keep in mind both the changing COVID protocol through language, placement, and making the signs transitional and able to be adjusted and changed as things evolved through this every-changing, unknowing process.

Communication
Honest and open communication was necessarily throughout the process and real estate during this time. TechRise needed to make sure they were being transparent and understanding of their tenants as we all navigated the new change. We were a part in crafting that message and delivering it to the tenants.
